All real estate agents should carry out their own Due Diligence process before marketing their properties. This standard is extremely important when it comes to new buildings, urbanisations or developments.
Due diligence is a process of investigating and auditing information about properties before they become "VAP Real Estate properties". This method aims to ensure that everything promised during marketing is actually delivered upon purchase. All financial, accounting and fiscal aspects of the property must be analysed during the process. The technical knowledge and ethical behaviour of the VAP Real Estate team, with a guarantee of impartiality and confidentiality, are essential to the successful purchase of your property in the Algarve.

It is therefore our sole responsibility to ensure that all the information provided about the property is reliable.
But how is this done? We'll explain.

The Due Diligence Process

VAP Real Estate has the support of legal professionals who, in partnership with our agents, will check the following aspects of the property:

  • Who owns the project, land and/or property?
  • Are the sellers actually the owners of the property (or legal representatives) with the legitimacy/power to sell it?
  • Are the necessary planning permissions secured?
  • Are there any outstanding planning and/or licensing issues?
  • Does the property have any debts associated with it?
  • Is there a clear possibility of obtaining bank finance for the purchase of this property?
  • Are there any unusual conditions of sale?
  • Are the contracts, in the case of a foreign buyer, presented in the buyer's language other than Portuguese?
  • Among other things

The result of the Due Diligence process is usually a report that indicates the general situation of the object of the transaction, in which its values are confirmed and its contingencies identified. This report will be one of the key elements in drawing up the definitive legal instruments for finalising the transaction, as well as helping to establish the negotiated values.
