To decide whether to rent or buy a house, we suggest that you make a weighted calculation of your investment, based on the following formula: if the price of the house is 22 times less than the rents you would pay in a year, then choose to buy (rent x 12 x 22).
With all the costs of documents and registrations, deeds and taxes, real estate, insurance and interest, the property has to increase in value by 15% in order to recoup the investment. We therefore recommend that you only invest in buying a property if you intend to stay in it for three years (ideally five).
On the other hand, if you have an 'unused' property and want to monetise it, renting it out (temporarily or annually) could be an advantageous option.
